Parking Lot Sealcoating
The cost of Preventitve Sealcoating and extending the life of the asphalt, certainly makes sense when considering the cost of asphalt failure, having to overlay or remove and correct the base and laydown asphalt is a Capital Expense.
The correct method of application for sealcoating starts with preparation, repair of existing damage, identifying the cause and filling of large cracks. Treating oil and other fuel related stains, cleaning surface prior to sealcoat .
Proper preparation requires following industry standards and using commercial grade equipment, proper preparation of cracks is to first route them out with a rotary cutting head or Crack Router and then clean them with heat and air or a Heat Lance.
Damaged areas are saw cut and filled with hot asphalt, and sometimes sealed with a Hot Crack Fill. The remaining cracks are then Hot Crack Filled, melting a rubberized compound at or near 400 degrees and applying or filling the cracks.
