Parking Lot Repair Patching Methods

When comparing Parking Lot Repair methods used in the Kansas City area we need to consider several variables. The  variables include material type, installation technique, equipment, weather, and Parking Lot Repair needs . To evaluate the cost-effectiveness of specific Asphalt parking lot  repair methods for the Kansas City area. Temporary patching can also be used on a parking lot that is in generally poor condition or is scheduled for an overlay or reconstruction soon.

 

 

Permanent: Mechanical Parking Lot Patching removes the material in the failed area and replaces it with fresh asphalt mixture. This is the recommended procedure for permanent parking lot repair or any asphalt repair in the Kansas City area :

 

Mark the area to be patched, extending outside the distressed area. The outline should be rectangular with two sides at right angles to the direction of traffic. Cut the outline of the asphalt repair patch with a saw or it can be removed with a milling machine.

 

Remove as much damaged asphalt  as necessary, down to the base and subgrade if required to reach the proper base condition. In order for the parking lot repair to be as strong as the surrounding asphalt area, the base must be corrected to original base compaction requirements.

 

If the extent of parking lot damage repair is limited to only surface cracking, milling the asphalt and applying an overlay may be all thats needed. If alligator cracking and potholes are the repair, Then you need to remove the base and re-establish the correct subgrade and base compaction prior to placement on new asphalt. Next you will need to‘apply tack to the  edges  base of the cut out.

 

Now its time to fill the cutout repair with HOT Mix Asphalt, remember a permanent parking lot repair of this nature will require that the asphalt is at or near 400 degrees. Depending upon the area size of the parking lot repair you may need to lay several courses in order to get a quality level looking repair compacting each layer with a roller to build a solid repair area.

 

Semi Permanent : Parking lot patch repair normally includes the above steps, except getting involved with the base correction steps as outlined. Semi permanent is more or less a temporary patch  except that a Hot MiX is often used in the Kansas City area.

 

COLD Mix Asphalt for Temporary : Parking Lot repair  Cold mix is normally used during cold weather in the Kansas City area. The preparation may or may not include all the steps as was done for the HOT Mix parking lot repair although normally it is more of a place and go type repair. The service life of Cold Patch repair in the Kansas City area is one year. In addition there are numerous cold patch mixtures sold by the bag and usually the material is just placed in the hole and may be compacted with a wacker vibrator or similiar piece of equipment, we have tried several over the years and really wouldn't recommend this method of parking lot repair unless for emergency parking lot repairs, yes in the Kansas City area.

 

Infrared Parking Lot Repair, infrared repairs are performed using a propane gas fired infrared heat to penetrate the asphalt and heat from the  inside out. The infrared units will heat the asphalt to a workable 400 degrees and depending upon the type of damage, additional asphalt mix may be added. The heated mix is then raked blending the old and new mix with the addition of a asphalt rejuvinator. Once the damaged area is in effect regraded then the hot asphalt is compacted to form a new repair. Although they are expensive and there are certain parking lot repairs infrared may not perform at optimum levels, we find them to be a welcome addition to the parking lot repair tool kit in the Kansas City area.
